Initially announced in 2015, the 5th & Idaho development broke ground in June 2017. This five-story mixed-use project will include ground-level retail space and six loft-style flats with private terraces. Developer Dean Pape seeks to push the creative envelope of neighborhood integration with a low-maintenance park meant to engage downtown residents with a shared public space. ![]() 5th & Idahoĥth & Idaho is set to open 81 apartments in 2018 with a 1,120 square foot “pocket park” managed by Boise Parks and Recreation. Situated just north of Ash and River Street's, completion is scheduled for Summer 2018. This new housing development sits adjacent to the river and is near the Pioneer Pathway, a walking path that links the Boise River Greenbelt to downtown. Ash Street's design was influenced by the neighborhood's history including the historic Hayman House located next to the property. With a mixture of townhouses and flats, the development will serve the Boise workforce with affordable housing, and rental rates will be based on family income. Slated for construction this year is a new 34-unit Ash Street Workforce Housing by deChase Miksis. This area is set to see several residential updates in 2018, and the River Street Neighborhood condos on 15th and River should be completed late in the year. They feature an innovative, energy-efficient concrete-insulated design. River Street Lofts will open late this year and are close to a proposed baseball stadium on Shoreline Drive and Americana Boulevard. The condos will be three levels and are priced between $379,000 and $388,000. The Energreen Development Company of McCall plans to build ten condominium units at 15th and River, the River Street Lofts. The ground floor units are expected to be short-term rentals. Ranging from 1,300 to 1,800 sq ft, the five top floor apartments are expected to lease from $1,600 and $2,200. Located on 15th Street, this luxury apartment complex will feature eight high-end units, one of several recently proposed additions to the west Downtown Boise area. In late 2018, the Verraso apartments on Front Street will be completed by Envision 360, featuring two, three and four-bedroom units across from the Rhodes Skate Park. ![]() The seven-story building opened 159 units in late February, offering studio, one and two bedroom apartments renting for $1,100 to $1,900 per month. The Fowler is one of several new apartment buildings downtown to feature retail space on the ground level and modern housing upstairs. The Fowler Apartments at 5 th and Broad Street near Trader Joe’s has already earned some traffic with its addition of much-needed parking, a pizza restaurant (The Wylder), and a coffeehouse (Form & Function).
